Description
101-103 High Street in Montrose is a Baronial commercial building dating from 1864. It stands three stories high with an attic and features five bays in an irregular terrace. The exterior is constructed of bull-faced sandstone with ashlar dressings, highlighted by a moulded cill band course at the first and second floors, a bracketed eaves cornice, a crenellated parapet, and crow-stepped gables.
The west elevation, which is the principal facade, has an arcaded ground floor with five full-height round arches that include keystones and a band course made of polished granite. On the first floor, the windows have roll-moulded surrounds, with the outer bays being symmetrical and plain. The inner bay on the left features a canted shallow oriel window with an apron panel dated 1864, topped by a pointed arch gablet with an emblem above. The center bay is blank, while the inner bay on the right has a corbelled stone mullioned tripartite window with a blank panelled apron beneath. The second floor is symmetrical with plain arris-chamfered margins and similar window arrangements, including stone mullioned bipartites with corbelled semicircular pediments. The left pediment features figurative and foliate carving, while the right bears the inscription "IN PATRIAM FIDELIS." Above, small pointed arch lights are set within prominent crow-stepped gableheads, adorned with stone finials— a thistle on the left and possibly a rose on the right— and quatrefoil panels in the crenellations of the parapet.
The north elevation adjoins 99 High Street, while the south elevation adjoins 105 High Street. The east elevation is harled and painted, featuring a flat roof extension at ground level. Number 103 has an advanced gable-ended wing to the left, forming an L-plan, and includes an external fire escape.
The building has timber sash and case windows with plate glass. The roof is covered in grey slate and is large at the rear, with broad gablehead stacks and ashlar and bull-faced ends at the front, while the sides and rear are rendered. It has a full complement of chimney cans and small skylights at the front. The cast-iron rainwater headers at the front are dated and positioned to the left and right.
Inside, the building has been much altered and modernized, but retains cornices and ceiling roses on the first floor at the front. The boundary walls consist of rubble stone, forming a garden to the east.
