Description
The building at 25 Sandy’s Street, Newry, is the left of a pair of three-storey, two-bay terraced houses situated on the south side of Sandys Street. Constructed between 1820 and 1839, it has undergone extensive alterations and is no longer considered to possess special architectural or historic interest, though its contribution to the townscape character is recognized through its inclusion within the Conservation Area.
The building has a pitched roof covered with artificial slate, with a rendered chimney on the left side. Metal rainwater goods are visible on both the front and rear elevations, with a downpipe located to the right of number 24 Sandy’s Street. The building's plan is skewed, as the left gable is not at a right angle to the façade. The street-facing walls are finished with painted line render and a raised eaves course. Four decorative cast iron tie-bar plates are positioned at cill level on the second floor. A modern six-panel painted timber door occupies the main entrance on the right, with a narrow transom light above. A modern top-hung timber window is located on the left side at ground level. Identical windows are present on the first and second floors, aligning with the ground floor openings. All windows feature painted granite cills, with those at the second floor being slightly reduced in height. The left and right walls are shared party walls with adjacent properties, specifically numbers 106A and 105A (HB16/28/106A and HB16/28/105A respectively). The rear wall is painted and rendered with cement. A modern two-storey extension abuts the left bay, continuing as a single-storey kitchen extension to the right. The rear wall of the extensions features a modern glazed door on the right and a two-paned window to the left. A top-hung window is positioned above the kitchen on the first floor. Two identical windows are found at the second floor (the left one lacking a cill). The rear yard is enclosed by a modern two-storey outhouse.
The building appears on the 1835 Ordnance Survey town map and was occupied by John Ewart in 1838, according to the first valuation book. The 1863 valuation describes the building as measuring 17 feet by 21 feet, with two and a half storeys. While likely corresponding to the building shown on the 1835 map, the subsequent heightening to three storeys occurred at a later date. The building was previously recorded in the Windsor Hill ward (HB16/26/059) and was delisted on March 29, 2006.
