Description

This is a two-storey building, originally constructed between 1820 and 1839, situated on the west side of Upper Water Street (formerly Abbey Way) in Newry. It is located within the town's oldest area and is set between two similar properties. The building was originally numbered 8-10 Abbey Way, and its address changed following street realignments.

The building has a pitched roof covered with artificial slate, with painted metal rainwater goods. A shared chimney, rendered and topped with concrete, is located to the left of the roof and also serves the adjacent property at number 5 Margaret Street. The facade is lined with cement render. The ground floor features three semi-elliptical arches supported by shared, band-rusticated, V-jointed piers. Each arch has a raised keyblock at the head and a raised moulded impost. The central arch is narrower than the others and contains a pair of modern panelled timber doors, with a boxed roller shutter above. The adjacent openings on either side contain modern windows with top-hung transoms, boxed roller shutters, raised cills, and rendered stall risers. The upper floors each have two windows; those on the first floor are modern 1/1 top-hung casement windows, and those on the second floor are similar but reduced in height, all with painted granite cills. Access to the rear elevation was not possible due to the absence of a rear yard.

The building was shown on an Ordnance Survey map from 1835 and was valued as a dwelling house at £17 in 1838. Records from 1863 indicate it was three storeys high. By the mid-1860s, it had been operating as a licensed house. The building is currently in use as a shop, having formerly been a public house. While it is located within a conservation area, it is not considered to possess significant architectural or historic interest, and its value has been diminished by replacements of windows and alterations to the interior.
