20 Upper Water Street, (formerly 20 Abbey Way), Newry, Co Down, BT34 1DJ

This is a three-storey building situated within a terrace of similar properties on the west side of Upper Water Street (formerly Abbey Way) in Newry. Constructed between 1820 and 1839, it was originally erected as a block with numbers 16, 18, and 22. The roof is pitched and covered with natural slates laid in diminishing courses, with red brick chimneys at each gable. The façade is painted smooth render with a projecting eaves course, and features semicircular painted metal rainwater goods.

The ground floor incorporates a door leading to a flat above the shop, a central shop front, and a coachway giving access to a rear yard. The shop front is adorned with a timber fascia supported by six timber pilasters resting on irregular painted granite blocks. A recessed entrance lobby with a glazed and panelled door provides access to the shop. Modern projecting roller shutter boxes with painted advertisements are positioned above the windows and entrance door. The yard access is through painted t+g sheeting doors, including a wicket gate. Four equally spaced sliding sash windows with horns and painted granite sills are found on each upper floor, their boxes partially exposed. A flat door to the ground floor flat has four horizontal panels and a transom.

The interior retains many original features, including Georgian doors and a staircase leading to the second floor. The building was shown on an 1835 Ordnance Survey map and was valued at £36 in 1838; it was later described as three and a half storeys in 1863. It became a licensed premises in 1905. The building is located within the Carneyhough townland and sits within a conservation area. The building originally bore the address 20 Abbey Way, but was renumbered following street name changes.
