Description
This is a narrow, three-storey building located on Upper Water Street, formerly Abbey Way, in Newry. Construction likely occurred between 1820 and 1839. Although originally of interest, recent interior renovations and alterations to the exterior have resulted in a loss of architectural or historical significance, resulting in its delisting on March 29, 2006.
The building is part of a terrace and has a pitched roof covered in natural slate, laid in diminished courses, with red brick chimneys at each gable. Rainwater goods are a mix of cast metal (with some missing) and plastic; a single downpipe is shared with the adjacent building at number 30. The façade, now stripped of render, exposes stone laid in courses, with a shop front occupying the ground floor. The shop front features a window divided into three vertical panes, with a small top-hung transom light over the central pane. The window sill is painted granite, with a rendered and painted stallriser below. A pair of timber-sheeted storm doors, fitted with a four-paned transom light, are located to the right of the window. Panelled timber pilasters, rising from rough base stones, are positioned to the left of the window, to the right of the door, and between the two, supporting a broad timber fascia with a small projecting timber cornice. The shop door is rotten and the window is boarded up both internally and externally. The upper floors each contain two windows. The first-floor windows are tall, narrow, exposed box 6/6 sliding sash windows without horns. The second-floor windows are similarly exposed box 6/3 sliding sash windows, also without horns, and are set in line with the first-floor windows but are smaller in height. All facade windows have painted granite sills. The rear elevation is inaccessible.
The building appeared on an Ordnance Survey map from 1835 and was valued at £30 in 1838. In 1863, it was described as a three-and-a-half storey house. A shop was added in 1906. The building is situated within the Carneyhough townland and is located within a conservation area.
