Description

Simons Seat Farmhouse is an 18th-century farmhouse, with alterations from the 20th century. It is constructed of ashlar and rubblestone, with a graduated stone slate roof. The farmhouse has two storeys and a four-bay arrangement. Quoins are visible. A glazed 20th-century door is situated between the central bays, set within a plain stone surround and with a small stone panel above. To the left of the right-hand bay is a glazed 20th-century door in a plain stone surround. A half-glazed door is to the left of the left-hand bay. The windows are generally 3-light, with flat-faced mullions and plain stone surrounds, except for the 4-light window to the left of the central ground floor door. The building features shaped modillions, shaped kneelers, stone coping, end stacks and two stacks to the ridge. The interior includes a large inglenook fireplace with a segmental arch and a beehive oven positioned to one side.
