Description

Nine Beeches is a house that was formerly a vicarage, built in 1828 by J Western. The building features rendered walls and a hipped slate roof, with a central axial rendered brick stack and an additional brick stack at the rear, aligned with the service range. The layout consists of a double depth plan with a central entrance hall that leads to the stairs, with the principal rooms located at the front and to the left. There is a possible kitchen at the rear on the right and a service range in a two-storey lean-to at the right-hand end.

The house is two storeys high and includes a cellar. The entrance front is asymmetrical with two windows, lacking a window on the left side of the ground floor. It has original 12-pane sash windows with marginal glazing, and a 20th-century glazed porch at the centre that shelters an original six-panel door. The right-hand end features a two-storey lean-to that also has original sashes, but without marginal glazing.

The garden front to the left is symmetrical, showcasing two 12-pane marginal glazed sashes on the first floor and two original canted bay windows below. The right-hand bay retains its original sashes, while the left-hand bay has facsimiles. The rear elevation includes an original two-storey bow on the right with contemporary sash windows, a tall stair window with marginal glazing to its left, and another 12-pane sash on the first floor above a Victorian conservatory.

The interior was inaccessible at the time of the survey but is believed to contain fairly complete original joinery, including a staircase with stick balusters and a wreathed handrail.
