Description
Tailrace is a former outbuilding constructed around 1840, located in Harbertonford. The building is made of local rubble stone and features a slate roof with gabled ends and clay ridge tiles. It has a rectangular plan and backs onto the Harbourne River, with a small opening at a lower level. Attached to the south is a modest rectangular stone lean-to structure.
The exterior of the two-storey building includes two large ground floor doorways with timber lintels on the south-west front. Above the right-hand doorway is a loft door, and there is a former loft door that has been converted into a window in the north-west gable end. An earlier round gate-pier is incorporated into the north-west gable end below the window. The north-east front, which faces the river, has a small window and has been raised at some point. The single-storey lean-to extension to the south is also part of the structure.
The interior was not inspected in 2009. Historically, Tailrace does not appear on the 1840 tithe map but is shown on the First Edition Ordnance Survey Map of 1888. Crowdy Mill, a late 17th century to early 18th century mill, possibly has earlier origins and was enlarged around 1840, likely coinciding with the construction of Tailrace as a barn or cart shed. The building was extended to the south in the 20th century and is currently used for residential purposes.
Tailrace is listed for its character as a 19th-century former farm building, despite undergoing subdivision and extensions, and it has a strong group value with nearby listed buildings, including Crowdy Mill.
