Description

Northcott Cottage, Pleasant Cottage, and Rosebank Cottage are three cottages believed to date from around 1740, with features typical of the mid-18th century and 19th-century additions. They are constructed of plastered cob on rubble footings, with rubble stacks topped by 19th and 20th-century brick, and have thatched roofs. The cottages form a row under a single roof, facing south, with a 19th-century room addition set back at the right (east) end.

Pleasant Cottage, on the left (west) end, has a two-room plan with a corner stack at the left rear. Northcott Cottage in the center also has a two-room plan with an axial stack in the left party wall. Rosebank Cottage, at the right (east) end, features one room in the main block with a rear corner stack and an additional room in the recessed section. All three cottages are two stories high.

The main block has a regular five-window front, while the addition has a sixth window. Both Pleasant Cottage and Northcott Cottage have symmetrical two-window fronts with central doorways and 20th-century slate monopitch roofed porches. The windows of Pleasant Cottage are 20th-century casements and sashes, most with glazing bars, while Northcott Cottage has 20th-century casements with glazing bars. Rosebank Cottage features 19th and 20th-century casements, with the door leading to a recessed room behind a 20th-century single-storey extension.

Only Pleasant Cottage was inspected internally, revealing plain carpentry details, a chamfered beam with run-out stops, and a diagonal corner rubble fireplace with a replacement lintel. It also includes a Bideford cloam oven with its pot door to the left. The property is enhanced by late 19th-century cast iron boundary spear railings with fleur-de-lis finials on the main verticals, brick footings, and ornate gateposts with a round-arched overthrow decorated with scroll work and twisted pieces, contributing to the group value of the cottages.
