Description

Lower Collipriest Farmhouse is a farmhouse and attached barn, likely built in the 16th and 17th centuries, with later extensions. The structure features stucco and render, probably over cob and rubble, with rubble walls on the barn. It has water-reed thatched roofs that are hipped at the corners and on both ends. There is a rubble axial stack towards the left of the front range, a brick axial stack at the center right, and a brick stack at the front end of the right-hand wing.

The building is arranged around a rectangular courtyard, originally designed with a three-room plan at the front and a two-room-plan wing at right angles behind the left side. This wing is connected to the barn, which runs parallel at the rear and has a heated domestic wing at right angles in front of its right side, stopping short of the back of the original house.

The exterior has two storeys and features symmetrical fenestration with a five-window range at the front. Most windows are early to mid-20th century steel with leaded glazing, and those on the principal elevations have wooden shutters. The left-hand return has a four-window range with a central doorway and a half-round-plan thatched open porch. The rear showcases the barn front with three windows and three doorways, including a central round-arched doorway leading to a through-passage. The courtyard has a three-window range at the back of the main block, with a 20th-century lean-to verandah on the ground floor, while other elevations have irregularly-disposed openings.

The interior has not been fully inspected, but a large fireplace from the 16th or 17th century was noted in the center of the front range, featuring an oak lintel with an integral complex-moulded cornice. The barn includes lapped and pegged collar trusses. Lower Collipriest Farmhouse is believed to have the largest thatched roof in Devon and merits further inspection to explore its development and phases.
