Description

Budleigh House is a house from the early 19th century located on the west side of East Budleigh High Street. It features plastered walls, likely made of cob and stone rubble, with brick or stone rubble stacks that are topped with late 19th century chimney pots, along with one contemporary Rolle Estate chimney pot. The house has a thatched roof and a double depth plan, facing east onto High Street, consisting of a front and back room on either side of an entrance hall and stair. There is a rear lateral stack on the right (north) and an end stack on the left (south).

A short one-room rear block projects at right angles behind the left back room; this block originally extended further, but the service rooms have been demolished, and the end wall was rebuilt in the 20th century. The house has two storeys and a symmetrical three-window front. The ground floor features four-pane sashes from the mid to late 19th century, while the original first floor has nine-pane (3/6) sashes. The central doorway includes an original six-panel door, with the top two panels now glazed, and an overlight with a pattern of curving glazing bars.

The porch, likely from the mid to late 19th century, has a flat roof supported by tapering octagonal timber posts with moulded caps and a moulded entablature. The roof runs continuously with that over Church Stile Cottage to the right and is hipped to the left. The rear block has a gable end, with mostly 20th century casements featuring glazing bars, and the left (southern) end wall is blind. Inside, there is a significant amount of original joinery detail, including an open string stair with stick balusters and a mahogany handrail. Budleigh House is prominently situated on a corner site facing High Street, on the uphill side of Hayes Lane, and is part of an attractive and varied group of listed buildings lining the High Street as it rises towards the Church of All Saints.
