Description

31 Farm Lane is a cottage dating from the late 17th century or early 18th century, with an extension added in the late 20th century. The building features stretcher bond red brick, likely built over a timber frame, with stretcher and random bond brick at the rear. It has a thatched roof with gabled ends and eyebrow eaves, along with a half-hipped extension. A brick stack is located at the left end of the cottage.

The layout consists of a two-room plan, where the left room has a gable end stack and the right room is unheated. There is a direct entry through the front doorway into the left room. A 19th-century single-storey outshut is present at the left end, and a 20th-century two-storey extension is at the right end. The original part of the cottage is one storey with an attic and features an asymmetrical three-window front.

The left side has two projecting brick bays, with the left bay rising into an eyebrow in the eaves, featuring an 18th or 19th-century two-light casement with leaded panes above the doorway, which has a glazed and panelled door and a 20th-century porch. On the ground floor, there are three 20th-century two-light casements with glazing bars. The left end has a single-storey lean-to, and the right end has a late 20th-century brick extension with a thatched roof.

At the rear of the original part, there are two projecting brick bays, with the right bay containing a small 20th-century casement with glazing bars. Inside, the left room features a chamfered axial beam with stops and a 20th-century brick fireplace, while the right room also has a chamfered axial beam. There is a stud partition between the two rooms. The first floor and roof structure have not been inspected.
