Description

12 and 13 Springfield Place are a pair of houses built around 1820, with some alterations made in the late 19th century. They are constructed from limestone ashlar and feature a double depth plan. The buildings stand two storeys above basements, which have been converted into garages.

The exterior was originally symmetrical with a five-window front, where the central three windows slightly project. It has a returned coped parapet, a cornice, and a frieze above the lintels, along with a ground floor platband and blind windows on the party wall. No. 12, on the left, has late 19th-century horned plate glass sash windows, while No. 13 features balconettes. The left bay of No. 12 has steps leading up to a late 19th-century enclosed porch, which includes a coped parapet, cornice, and impost band over semicircular arched openings on the front and sides, topped with a fanlight above the original six-panel door. To the right of this door is a smaller window.

No. 13 has a balconette and vertical glazing bars on its first-floor two/two-pane sash window, flanked by two smaller later two-pane windows. The window below also has a similar balconette. The right-hand range is set back and has smaller plate glass windows; the first-floor window has a different balconette. To the right, there is a six-panel door with margin lights and a large fanlight above with radial wooden glazing bars.

The interiors have not been inspected. These houses are part of a distinctive Regency suburban development that reflects the influence of the Greek Revival style on Bath's domestic architecture.
