Description

Hagbourne Mill Farm is a water mill that was rebuilt in the early 18th century on an ancient site, incorporating some earlier timber-framing. It was remodeled around 1828, and the waterwheel was replaced in the late 19th century. The building features coursed stone rubble panels with red brick dressing on the ground floor and weatherboarding on the timber framing of the first floor. It has an old plain tile roof and stands two storeys high with an attic. The mill has a four-bay range with an outshut to the rear and a mill-race to the left.

The entrance includes a stable door to the right of the center, topped with a stone segmental head that has a keystone. There are three-light casements to the left and right of the center, each with segmental brick heads and keystones. A plant door is located on the first floor to the right of the center, and there is a two-light casement on the first floor to the left of the center. On the right return, there is a stable door with a cambered stone arch and a keystone. An inscribed stone panel on the ground floor to the left reads "T.H.F., 1.H.F., J.H.E., R.F."

Inside, the mill retains earlier timber-framing and features a four-bay curved under-principal roof with a plank ridge, although most of the common rafters have been replaced. There is a straight-flight staircase from the ground to the first floor and a ladder leading to the attic. The mill contains complete machinery and equipment that illustrate an unusually complete sequence of operational phases. It has a low-breast waterwheel with an early example of a two-step underdriven gear system. The mill was regeared and refloored around 1828, with the waterwheel replaced by a breast-shot wheel and a third pair of stones added. The present iron waterwheel was installed in the late 19th century. Notably, there is an early 18th-century moulded and decorated hurst-frame, along with wooden chutes and internal hoist-traps leading to the first floor and attic. The date of 1828 is inscribed on the ground floor.
