Description
Larkins Farmhouse is a 17th-century farmhouse, with alterations likely dating to the 1830s. It is depicted on the Penshurst Parish Tithe Plan of 1838-40. The ground floor is built of brick, while the upper floors are tile-hung, with a plain tile roof. The building is two storeys and has an attic, originally with three bays. It features wood-framed mullioned and partly transomed windows with hexagonal and lozenge leaded glazing. A five-light canted bay window with a transom sits on either side of the doorway, which has a door with cover strips, a four-centred head, and a six-pane overlight. A cantilevered centre bay above the doorway has a two-light transomed window on the first floor and an attic window within a gable, ornamented with a decorative bargeboard and pendant. Three-light mullioned windows are located on either side of the first floor, and small windows are set into the ends of the attic gables. A single-storey wing extends to the right. Projecting gabled wings are present in the north.
Inside, the ground floor kitchen has lofty stopped and chamfered spine beams with run-out stops. The hall also has stopped and chamfered beams, along with 19th-century six-panel doors to the front rooms and ledged doors to the rear of the property. A 19th-century straight baluster staircase provides access to the upper floors. A southeast ground floor room also features stopped and chamfered beams, a wide inglenook fireplace with a chamfered bressumer, and flanking 19th-century six-panel doors. The southwest ground floor room also contains stopped and chamfered beams. On the first floor, the jowls of posts are visible in the front wall, alongside four-panel doors. 19th-century fireplace surrounds and grates are found in the front and northeast rooms. The second floor exhibits a roof structure with through purlins and butt purlins; the middle room is lined with oak boards.
The farmhouse is said to have a 13th-century foundation. Larkins, or Lorkins, Farm passed into the ownership of the Streatfield family in the 17th century; initials associated with the family are inscribed on shelves within the property.
