Description

The Old Seed Shop and Shipton Cottage is a house and shop that dates from the 15th century or early 16th century, with alterations from the late 16th century and a facade from the late 18th century or early 19th century. It is timber framed, featuring a ground floor made of chequered red and grey brick and a first floor that is tile-hung. The right gable end of the first floor is weatherboarded, and the roof is covered with plain tiles.

The building consists of approximately five timber framed bays, likely including a single bay open hall with two storeyed ends. It has two storeys and is characterized by a moulded wooden fillet at the base of the tile-hanging and boxed eaves. The roof is hipped to the right, and there is a red and grey brick stack on the rear slope of the roof towards the left end. The fenestration is irregular, featuring five casements—three two-light and two three-light. The ground floor includes two shallow rectangular bay windows, one towards the left and one towards the centre, along with a three-light casement towards the right end. There are half-glazed doors towards the left end and centre, and a ribbed door leading to the house at the right end.

The interior has only been partly inspected but reveals exposed framing. Notable features include a moulded beam at the left end of the central bay, with tension braces to the partition above it, and a differently-moulded late 16th-century axial beam in the same bay. There is also a plain beam morticed for a partition at the right end of the bay, long shaped jowls on the principal posts, and a cambered tie-beam between the left end bays. Additionally, there is a shutter groove and an edge-halved scarf joint on the rear wall to the left.
