Description

The Eastern Colonnade, dating to 1828, was designed by James Burton as one of two terraces—the other being the Western Colonnade—located on either side of the Royal Victoria Hotel. It is a stuccoed building of early 19th century origin, featuring a parapet and cornice. Originally comprising numbers 36 to 44 (consec), and now including number 40A, it was previously listed under a broader designation of "The Marina," originally encompassing numbers 39 to 47.

The building is four storeys high and features a projecting Doric colonnade above pavement level, with central columns that have been restored. A cornice is present above the second floor, although it has been damaged, with only two of the original six Ionic engaged columns remaining on the first and second floors; a further four pilasters are visible at the end house (number 44). Number 36 has been cement-rendered and lost its architectural details. Sash windows are set within moulded architraves, and many have been altered. Numbers 37 and 38 exhibit late 19th century embellishments including rusticated first floor architraves, pediments above the second floor windows, and balustered aprons with modillion cornices. Modern shop fronts occupy the ground floor behind the colonnade. The roof is slate, with some later attic dormers. The Colonnade is part of James Burton’s overall design for St Leonards.

The Eastern Colonnade, along with the Western Colonnade (numbers 48 to 53), and numbers 57 and 60 to 62, form a group, with numbers 60, 61 and 62 being considered of local interest only.
