Description
Spring Cottage is a detached house built in 1857, with later alterations. It is a two-storey, three-bay stock brick villa with a low-pitched hipped slate roof. The façade is well-proportioned and features a central doorway with a classical surround, now with a modern porch. Flanking the doorway are two narrow tripartite casement windows with moulded architraves. The upper storey has three casement windows with margin lights. The eaves soffit has a stucco frieze and modillions. Small consoles support the window sills, and the windows contain newer metal frames, likely dating from the first half of the 20th century. The central bay and corners project slightly. At the rear, 20th-century alterations are visible, including a full-height canted bay extension to the southernmost half of the rear, and a conservatory. A lean-to is present on the northernmost section of the rear, possibly dating to the 19th century, along with a 20th-century veranda.
The interior largely retains its original plan, with principal rooms on each floor accessed from a central hall/landing and stair. A kitchen and dining room at the rear are likely original features. The upper floor layout has been altered to provide access to the bay extension. The staircase is original, featuring a plain stick balustrade and handrail, although the newel post is a 20th-century replacement. Three original fireplaces remain, one on the ground floor and two on the first, all with simple designs and marble surrounds. One reception room fireplace appears to be a later replacement. Original doors are still present, as are a hornless sash window to the dining room, and a horned sash window to an upper-floor room at the rear.
A small plaque above the door indicates the building’s construction date, 1857. The name "Spring Cottage" refers to a larger property, Spring House, located opposite, which was demolished in the early 20th century.
The building is designated at Grade II for its special architectural interest as a handsome house combining Georgian and Victorian features in a façade of subtle quality and character, its good-quality brickwork and the preservation of its original appearance from 1857, the survival of original interior features including the stair and marble fire surrounds, and its historical significance as an example of the Victorian development of Tottenham, where larger estates were divided into smaller plots.
