Description
Moat Farmhouse is a former farmhouse located on a large rectangular moated site, dating from the 16th century. The building has two storeys and an L-shaped plan, with three bays in the front range and two-and-a-half bays in the rear. It is timber-framed with exposed timbers and has a plaintile roof. The quality of the studding is notable, featuring a middle rail and arched braces, some of which are ogee in form, at the corners. The left bay of the main range has seen significant timber replacement in the 20th century.
Inside, there is an internal chimney stack with saw-tooth shafts positioned at the angle of the two ranges, along with a secondary stack externally against the front wall of the right-hand bay. The windows include small-paned casements, some with transoms, an Edwardian oriel window on the upper storey, and small-paned sash windows with flush frames on the gable ends. The entrance features an ornately-panelled Edwardian door.
The ground storey has heavy, plain ceilings with joists set flat and unchamfered, except in the two-bay room of the rear range, where both the main beams and joists are chamfered. The main posts and wall-plates are visible on the upper storey, but there is no visible studding. Although the two ranges are contemporary, the layout of the front has been altered. In the angle between the two ranges, there are 19th-century and later extensions that include the stair. One upper room features good Jacobean panelling. A 20th-century extension to the rear wing is not included in the listing.
