Description

Joyce's Farmhouse is a house that dates from the 18th century or earlier. It features a timber frame with plaster and red brick in Flemish bond, topped with a roof made of handmade red clay tiles. The main part of the house faces south and includes two rear stacks, with a rear wing on the left end and one axial stack, creating an L-shaped plan. There is a two-storey extension with imitation framing and a hipped roof at the right rear corner, along with a small single-storey extension from the 20th century with a hipped roof at the front of the right end, and another extension to the right.

The main range has two storeys with attics, while the rear wing is one storey with attics. The facade has a five-window range of 18th-century sashes with 12 lights, some of which contain crown glass. There are three casements in hipped dormers. The central entrance features a six-panel door with an overlight made up of four panes, set within a moulded doorcase and topped by a flat canopy supported by scrolled brackets. The facade is constructed of red brick, with flat arches made of gauged dark red brick. Above the first-floor windows, there is a band of dark red brick with a projecting course and an egg-and-dart cornice, as well as a parapet with stone coping.

The sides of the main range are made of red brick up to the height of the first-floor window arches, with plastered timber framing above. The roof of the main range is only half-hipped. Access to the interior was refused in June 1985. It is suggested that the rear wing may be older than the main range. The building is located on the boundary between the parishes of Tolleshunt Major and Goldhanger, with the main access coming from Tolleshunt Major.
