Description
Broadgates is a house dating from the early 17th century. It features a square panelled timber frame with brick in-fill, which has been rendered. The building is a two-cell, single-storey-plus-attic cottage topped with a pitched old tile roof.
On the south elevation, there is a blocked central entrance and three 20th-century inserted windows, along with a pair of attic dormers. The east wall reveals an exposed truss and wall plate, with studs and diagonal braces framing a 20th-century window. The rear of the cottage has a chimney stack and 20th-century extensions.
Inside, the main ground floor room boasts a chamfered beam with ornamental stops and chamfered joists, along with an inglenook featuring a bressumer and quarry tile floors. A smaller room contains a rear winder stair that leads to each of the attic rooms. Between these rooms is a truss with box framing beneath the tie beam and wide wind braces extending from the principal rafters, with a single purlin on each side. Other structural elements include the rear wall plate and wall post, as well as a truss at the east end wall. Broadgates retains significant portions of its original square panelled timber frame and roof structure, along with its plan form and interior features.
