Description

44 Eastgate is a brick building with pantile roofs, built as a two-storey front range facing Eastgate with an L-shaped plan completed by a longer rear range running south-west with a slight change of angle.

The main elevation to the front comprises two storeys with a recessed shopfront at ground floor level. To the left of the shopfront sits a manually controlled Bowser petrol pump housed within a segmental-arched niche; the swinging arm supporting the petrol line is attached to the wall above. The brickwork is whitewashed with a band of render at eaves height. Two renewed multi-paned windows light the first floor. Brick end stacks rise from each gable of the steeply-pitched pantile roof. The south-east gable is mostly rendered, reflecting the roofline of a now demolished adjacent building, with tumbled-in brickwork and a brick kneeler. The north-east gable abuts a separate building.

The rear elevation is partially obscured by the rear range to its north. The southern bay is partially covered by later infill but retains two blocked doorways, a renewed first-floor window, and a skylight to the roof. The southernmost doorway once gave access to the former alley, now blocked by the petrol pump niche.

The rear range occupies the northern half of the plot; the southern half, which originally formed the yard, now houses a modern extension. The roof incorporates three modern dormers. The former south-east external wall has numerous large openings at ground floor accessing the modern infill. The first floor features renewed multi-paned windows, now internal, and an enlarged opening. The westernmost bay's first floor remains external, with one renewed multi-pane window. A diagonally-set brick cornice runs the full length of the south-east elevation. The south-west gable end shows evidence of two blocked windows at first floor, set slightly lower than those to the south-east. A modern yard wall abuts this gable, obscuring the ground floor from view. The north-west elevation of the rear range was not accessible during inspection.

The front range interior houses an entirely modernised open commercial space at ground floor, accessed via the modern shopfront. Doorways flank the shopfront recess. The left doorway accesses the former alleyway, which incorporates a low brick vault and is now blocked off as storage. The right doorway accesses the upper floors. A modern staircase inserted to the north leads to the first floor. A late-19th-century staircase (though its authenticity is uncertain given restoration levels) connects the first floor landing to the attic. The first floor front room has exposed joists running north-east to south-west with chamfered stops. Chimney pieces stand at either end, though no original fireplaces survive. An opening has been cut through to the rear range to insert a modern kitchen. The attic has been modernised; a chimney stack survives with no evidence of a former fireplace.

The rear range has been entirely opened up at ground floor with numerous large openings inserted to the modern extension. The first floor, excluding that subsumed into the front range, is now accessed via a door from the extension's first floor landing—formerly an external window. Both the first floor and attic have been entirely modernised with inserted staircases and numerous modern partitions. All internal doors in both ranges are modern.
