Description

Darwen House is a three-storey house, part of a pair with No 14, each featuring one bay, a slate gabled roof, and bracket eaves. The houses have rendered stacks, with No 12's stack on the left and No 14's on the right. The facades are painted lined stucco, with the second floor of No 12 having a sash window with marginal bars (while No 14 has replaced these with uPVC). The first floor features a canted timber oriel with horned sashes, a cornice, and a metal tent roof; the front sash of No 12 retains its marginal panes, whereas all glazing on No 14 is uPVC. The ground floors have shopfronts with an overall fascia and a dentilled cornice supported by four pilasters, which frame long panels and corbelled bosses above. Each end has one pilaster, and there are two framing the central door to No 14, which serves as the main entrance for the entire building.

The shopfront for No 12, located to the left of the central door, includes a six-pane shop window on the left and a recessed half-glazed door with an overlight on the right, which is inscribed with 'T. Harris, painter and glazier' in gilded Tuscan letters. No 14 has a similar three-pane shop window to the right, while the main doorway to the left features a uPVC door with an overlight in a panelled reveal.

The end wall of No 12 has overhanging verges and is painted stucco with "Darwen House" in raised letters. There is a lean-to at the rear, projecting south onto Garden Lane, which includes a door on the south wall and a narrow east return with a 20th-century window on the first floor, along with a built-out ground floor featuring a four-pane sash window.
