Description

The building at 12 St Meddans Street, Troon, is a pair of semi-detached houses built around 1900. Situated on a corner site, the design is asymmetrical, with a two-bay facade facing Bentinck Drive and a four-bay facade facing St Meddans Street. A three-stage octagonal tower is engaged to the north corner.

The houses are constructed of coursed red sandstone, with a squared and snecked bull-faced rubble plinth. Polished sandstone dressings are used throughout. Features include a raised plinth, an architraved string course, and an architraved cill course at the first floor. The eaves overhang, supported by timber brackets. Ground floor openings have segmental-arched recesses, while first-floor openings have basket arched and square-headed surrounds. Sandstone mullions and transoms divide the windows, which have chamfered cills at ground level. Carved sandstone decoration and boarded timber swept gableheads add to the design. A single-storey addition is present at the rear.

The north-east (Bentinck Drive) elevation has a full-height projecting gabled bay to the left, featuring tripartite windows on both floors. A stylised foliate frieze sits above the eaves, beneath the swept gablehead. A central bay contains single windows at both floors, and a round-arched, hoodmoulded entrance with a two-leaf boarded timber door is located in the re-entrant angle to the right. The engaged tower to the right has three-light canted windows on the ground and first floors, with blind openings at the upper stage featuring carved detail set between architraved panels.

The north-west (St Meddans Street) elevation features a two-leaf boarded timber door set within a round-arched, hoodmoulded surround on the ground floor, offset to the right of centre, with a narrow side-light to the left. A single window is positioned at the first floor. A projecting bay to the right contains five-light canted windows on both floors, topped by a stylised foliate frieze beneath a swept gablehead. Bipartite windows at both floors are offset to the left of centre, with a ball-finialed gablehead that breaks the eaves. A single window at both floors is present in the bay to the left, and another engaged tower is in the outermost bay.

The windows are predominantly timber sash and case, with six-pane upper sashes and plate glass lower sashes, although uPVC replacement glazing is present at the first floor of 12 St Meddans Street. The roof is covered in graded grey slate, with decorative red clay ridge tiles and cast-iron rainwater goods. The octagonal corner tower is capped with graded grey slate. Corniced and banded red sandstone wallhead stacks have circular terracotta cans.

Interior details are known for No 2 Bentinck Drive, which has been adapted for use as Bed and Breakfast accommodation, and for No 12 St Meddans Street, which has a part-glazed timber panelled vestibule door, glazed side-light and replacement fanlights. Boundary walls consist of a stepped, low coped red sandstone wall to the front and a taller red brick wall to the rear garden.
