Description

28 South Beach in Troon is a single-storey cottage with an attic, dating from before 1846. It features a plain classical style with three bays, including a two-bay addition that is recessed to the outer left and a garage addition to the outer right. The building is constructed from tooled cream rubble sandstone, with painted harl on the sides and painted margins. It has a raised base course, a painted lintel course beneath the corniced eaves, and a painted blocking course. The cottage is accented with narrow strip quoins and a pilastered entrance.

On the northeast elevation facing South Beach, there is a part-glazed timber panelled door at the center, accompanied by a small-paned fanlight. The door is framed by flanking pilasters, a plain frieze, a cornice, and a block pediment. There are single windows on either side of the entrance, and a tripartite box-dormer is centered above. The recessed addition on the outer left has a part-glazed boarded timber door and a flanking single window, while the garage door is located in the bay to the outer right.

The southwest elevation facing the Esplanade features a single window at the center, with patio doors set in a canted bay to the left, topped by a finialed, canted dormer. There is a conservatory addition to the right, also with a finialed, canted dormer above. An additional bay to the outer left contains a single door and window.

The building predominantly has uPVC glazing and a graded grey slate roof with raised, painted skews and replacement rainwater goods. Corniced apex stacks are present on the northwest and southeast sides, with octagonal cans.

The interior was not seen in 1997. The boundary walls consist of a low coped random rubble wall along South Beach, with taller piers at the outer left and right, and a rubble wall enclosing the site at the rear.
