22 Academy Street, Ayr

20 Academy Street in Ayr is a two-storey and attic tenement building dating from around 1780. It originally had five bays but now features four. The structure is made of sandstone rubble with painted margins around the openings.

On the southwest elevation, which serves as the entrance, there are steps leading to two central round-arched doorways with keyblocked detailing. These doorways have recessed timber doors and decorative fanlights above them. To the outer right, there is a single window, while the two windows to the left have been infilled. The first floor has three single windows, with two of these also infilled. There are two bipartite dormers on the left and a single, lower dormer on the right.

The northwest side elevation includes a relieving arch at the ground level to the outer left. There are three single windows on the ground floor and two single windows each on the first and attic floors, with earlier windows on the ground and first floors having been infilled.

The building predominantly features 12-pane timber sash and case windows, with 4-pane casement windows in the attic and ground floor to the outer left of the northwest elevation. There is also a small opening beside the dormer on the right. The roof is covered with grey slate and includes stone skews, a rooflight, coped stacks, and circular cans.

The interiors were not seen in 1998.
