Description

2 High Street in Peebles is a substantial three-storey commercial building, dated 1885 and 1886, featuring rich eclectic architectural details and corner turrets. The structure is built from cream sandstone, squared and snecked stugged rubble with ashlar dressings, particularly noticeable on the ground floor. The shop windows are divided by shallow pilasters and have a fluted frieze. The first-floor windows are shouldered architraved, corniced, and adorned with moulded aprons, as well as floral and strapwork friezes. The second-floor windows break the eaves and are topped with dormer pediments that carry anthemion motifs, bracketed cills, and incised lintels. There is a banded cill course at the second floor and an eaves cornice, with regular fenestration throughout.

On the south elevation facing High Street, the building has a four-bay layout with a two-storey corner turret on the outer right, which is corbelled above the ground floor and features a lion's head, roll-moulded tripartite windows, and a finialled conical roof covered in fishscale slating. The central entrance is a round-arched keystoned doorway framed by fluted pilasters and topped with a pediment that has a shell and anthemion motif. A panel dated 1886 is located at the first floor. The outer bays on the first floor have bipartite windows, and there are two shouldered wallhead stacks. The shopfronts are plain, with moulded brackets on the outer right.

The east elevation, facing Northgate, has a three-bay configuration with corner turrets on both the outer left and right. The ground floor features shop windows, while the left bay is part of the High Street building and includes a bipartite window on the first floor and a gabletted skewputt. The centre and right bays have dormer pediments decorated with shell motifs.

The north elevation is gabled with a broad apex stack. The corner turret is corbelled above the first floor and has a finialled conical roof and tripartite window. There is a basket-arched doorway in the chamfered corner, with a corbelled chamfered panel dated 1885 above it.

The building features timber sash and case windows, mostly four-pane, while the Northgate building has two-pane lower and four-pane upper sashes. The roof is covered with green slate, featuring a piend and platformed design with decorative iron brattishing. There are mutual and wallhead stacks present. The interior was not seen in 1994.
