Description
James House, located at 3 James Street in Blairgowrie, dates from around 1830 and features a 19th century extension. This two-storey house with a cellar has a three-bay plain classical design. The exterior is finished in dry-dash with painted stone margins and quoin strips, complemented by a deep base course.
The principal elevation is symmetrical, showcasing a corniced and pilastered doorpiece that frames a deep-set two-leaf panelled timber door, topped by a three-part fanlight in the center bay at ground level. Windows are positioned in the flanking bays, with regular fenestration close to the eaves on the first floor.
On the south elevation, there is a gabled bay to the right, featuring a window on each floor to the left, and a set-back bay on the outer left also with a window on each floor. The west (rear) elevation is a blank gabled wall, while the north elevation is also blank but includes a car port at ground level and a projecting bay on the outer right, which has a boarded timber door on the return to the left and asymmetrical fenestration.
The house is fitted with uPVC windows designed to mimic a 12-pane effect, and the roof is covered with grey slates. Coped ashlar stacks are topped with a full complement of polygonal chimney cans.
Inside, the house features moulded and decorative plasterwork, panelled architraved doors, and timber fire surrounds. A cantilevered staircase with decorative cast-iron balusters leads to a rectangular-plan six-light cupola set in a coffered ceiling.
The property is enclosed by semicircular-coped rubble boundary walls, which include a stone pedimented pedestrian gateway and a timber door.
