Darliston House, 40 Hay Street, Elgin

Darliston House, located at 40 Hay Street in Elgin, is a villa built around 1825-1830, likely designed by the architect William Robertson. The building has been altered in the later 19th century and is two stories tall with a wide three-bay façade. It features coursed dressed rubble with tooled margins and polished ashlar dressings. Originally designed in a U-plan, the entrance was in a deeply recessed central bay, which was infilled in the late 19th century to create a barely set-back central bay with a slightly advanced pedimented section. The door has a moulded architrave with narrow flanking sidelights, and above it is a balcony with cast-iron brattishing. The first floor has a pair of round-arched windows.

On the west elevation, there is a later 19th century three-light bay window that rises two stories and is capped by an ashlar balustrade. The ground floor is channelled in polished ashlar, and the first floor retains its original decorative sash window glazing. The building also features an eaves band, deep wooden eaves, and corniced end stacks, topped with a shallow piended platform slate roof.

Inside, the condition is poor, but there are 1825-1830 palmette cast-iron balusters on the staircase balustrade. The property is enclosed by rubble garden walls.
