Newbyres Row, 72 Hunterfield Road, Gorebridge

Newbyres Row, located at 72 Hunterfield Road in Gorebridge, is a row of three single-storey cottages designed by Robert Smith in 1885. The cottages feature squared and snecked tooled sandstone rubble walls, crowstepped gables, and projecting crowstepped porches at the front, along with crowstepped outshot wings at the rear. The windows have raised surrounds, cills, and hoodmoulds, while the doors also have raised surrounds and hoodmoulds.

The front elevation is a ten-bay arrangement with a central door and flanking windows for each cottage, displaying a symmetrical design except for an additional window on the far left of No 74. The projecting porches have chamfered quoins with plain and moulded stops, and the crowstepped gableheads are topped with skews and finials. A thistle finial adorns the central porch, which features a plaque in the apex bearing the initials 'R.D.' (Robert Dundas of Arniston) and the date 1885. The outer porches have ball finials and plain raised stone plaques. Modern doors with lugged surrounds, segmental-arched fanlights, and hoodmoulds are present, along with a plaque inscribed 'Newbyres Row' at No 74.

On the north elevation, there is a hexagonal window to the left. The east elevation, which is partially visible, shows the outshot for each cottage. The south elevation has a window to the left and two windows in the outshot.

The cottages predominantly feature two-pane timber sash and case windows, with No 74 having four-pane glazing in its timber sash and case windows and rooflights. The roof is covered with grey slate and has a plain terracotta ridge, along with two corniced gable apex stacks and two corniced central ridge stacks, as well as a corniced apex stack for each rear outshot. The central right stack has two polygonal clay cans, while circular cans are found elsewhere. The outshot roofs have lead ridges, and the cottages are equipped with cast-iron rainwater goods featuring decorative hoppers.

The interiors were not seen during the last inspection in 1999.
