Description

This is a mid-to-late 19th century villa, with an addition likely dating from 1881 to the front. The southern (principal) elevation features a three-bay, single-storey addition constructed of corniced ashlar. This addition includes a porch in the left bay with a keystoned semicircular arch supported by moulded impost blocks and flanked by pilasters and a pediment. The porch contains a mosaic floor, a panelled door, and a plate glass fanlight. A window is visible to the left return, while two bays to the right are fenestrated, and both have ball finials. The original part of the house has regular window placement on both the ground and first floors. A band course runs between the floors on the left side. A recessed, single-storey, piended range is situated to the right.

The western elevation has a modern door inserted to the left of centre, and a window at first floor level. A decorative rainwater head dated 1881 is positioned on the right side. The northern elevation is four bays wide (one bay, two bays, one bay) with regularly spaced windows of varying sizes. The eastern elevation has a window in the centre and to the right at the first floor, with a modern glazed arch to the right at ground level. A range of single-storey service buildings adjoins the ground floor, creating a courtyard entered through a passage from the north.

A single-storey, piended range forms the south side of the courtyard, recessed from the main southern elevation. This area contains a modern door (replacing a window) to the left, a window to the centre, a window to the right, and a further recessed block with a modern door. A window with six pointed-arched lights and a timber lintel is on the eastern side. The windows are generally sash and case with plate glass glazing, with smaller upper sashes, except for casement windows in the centre and to the right of centre on the first floor of the southern elevation. The roof is covered with purple-grey slates, and shouldered wallhead stacks are located to the right of centre on the west, at the centre on the east, and to the left on the north. A tall, rendered and lined stack is in the re-entrant angle of the piended blocks on the south. Some original rainwater goods and original cans remain.

The property is enclosed by a semicircular coped rubble boundary wall, and features three ashlar square piers with flat-pyramidal caps topped with ball finials along Lothian Bank, and timber gates. A copper and cast-iron lamp standard, dated 1882, stands on the wall to the left of the gateway. A timber rustic garden shelter is located to the southeast.
