Description

78 Lady Nairn Avenue in Kirkcaldy is a former coach house designed by David Forbes Smith in 1901. This two-storey building features three bays and twin gables, constructed from coursed rubble with stugged ashlar dressings.

The north elevation has a central gable with an arch and a timber door to the right, and another timber door to the left. Above, there are two windows and a gablehead stack. To the right, there is a link with a window on the first floor, a door to the right, and a bipartite window to the left, along with two more windows on the first floor and another gablehead stack. The outer left side has a piended bay with a wide opening at the ground level.

The south elevation displays asymmetrical fenestration, featuring a cart arch and a canted oriel window on the first floor to the right. The building has small-pane over plate glass lower glazing patterns in timber sash and case windows. It is topped with grey slates, and the chimneys are made of coped ashlar with cans, while the stepped skews are ashlar-coped with moulded skewputts.
