12 And 13 Coxstool, West Wemyss

12 and 13 Coxstool in West Wemyss is an 18th-century merchants' house, which may include some earlier elements, and was renovated in the late 19th century. The building is two stories high with an attic and has three bays. It features harled walls with stone margins and quoins.

On the east elevation, there are two windows on the ground floor and a boarded timber door to the outer right. The first floor has two windows and a small dormer window with a pediment and thistle finial above the center. A lower recessed wing is located to the outer right, with a forestair leading to a small porch on the first floor to the left and a small window to the right. The outer right has a crowstepped gable.

The south elevation has a gabled appearance with three evenly spaced windows on each floor.

The west elevation consists of a plain rubble bay on the outer right, with a window in the center on each floor and a small window in the bay to the left, also on each floor. There is a lower wing to the outer left with a window on the ground floor and a bipartite window on the first floor. A later round-arched opening is located beyond to the left.

The windows are timber sash and case with 9- and 12-pane glazing patterns. The roof is covered with Coutra tiles. The building features a coped harled stack with cans and thackstanes, as well as ashlar-coped skews with moulded skewputts.

The property is enclosed by low coped rubble boundary walls.
