Description

This is an early 19th-century farmhouse, with alterations made in the 20th century. It is a two-story, three-bay building on a square plan, featuring a central flat-roofed entrance porch and a first-floor addition to one side, dating from the earlier 20th century. The farmhouse is constructed of squared and snecked stugged sandstone, with rusticated bull-faced quoins and an eaves course. Stone mullions are present in the tripartite windows, and the window surrounds are margined.

The west elevation showcases the flat-roofed porch at its center, complete with quoins, a cornice, and a blocking course. A window faces west, and a panelled door is found on the north return of the porch. Windows are situated on either side of the porch at ground level, with three windows on the first floor. The south elevation displays a two-bay design, featuring tripartite windows at each floor on the left side, and a single window on the right. The east elevation presents two bays with windows at ground and first floor levels, and smaller windows are located at the center of the first floor. A single-story service wing projects from the left side of the north elevation. This wing was later raised to form a second story, featuring a flat-roofed addition finished in harling. A later 20th-century flat-roofed sun porch is situated in the re-entrant angle.

The farmhouse has sash and case timber windows with a 12-pane glazing pattern. The roof is piended and covered in grey slates, with a double piend at the rear. Ashlar corniced stacks are present, and some original cans have been retained. A decorative gutterhead is also featured.

The interior, observed in 2013, contains good 19th-century detailing including turned timber balustrades to the staircase, timber shutters and boarding around the windows, four-panel doors, decorative plasterwork, and timber and stone fire surrounds.

The boundary walls are tall rubble structures with stone cappings to the north and east, enclosing the rear garden with a brick facing on the inner side. A lower stone wall features rounded stone caps and squared ashlar gatepiers with pyramidal caps to the entrance.

Ballencrieff Farmhouse represents a good example of an early 19th-century rural stone farmhouse with notable stone detailing, set within a large garden and accompanied by associated walls and gatepiers. The interior retains original detailing, and the overall plan layout remains largely unchanged. The adjacent large steading was removed from the statutory address following its conversion to residential units around 2004. An Ordnance Survey Map from 1854 provides a historical reference.
