Description

34 Commercial Street in Dundee is an early 19th century building constructed on earlier foundations atop the castle rock, which was the site of the medieval Castle of Dundee. This tall former flour mill later became known as the Castle Hill Boot Factory and subsequently served as a seed warehouse. Originally seven storeys with an attic, it was partially reduced to five storeys in the later 19th century. The west elevation was extended to connect with the outer wall of another warehouse, which has since been demolished. The exterior features coursed pinkish rubble with ashlar dressings and a grey slate roof, along with 20th century metal casement and top-hinged windows. The skews are ashlar-coped.

The east elevation has four bays, with hoist doors in the left bay that rise from the ground to the first floor, and a window above for the upper three floors. To the right, there is a keystoned depressed-arch cart entrance that is partly blocked, flanked by rusticated quoins and voussoirs. This side also features a window on the first floor, a hoist door on the second, and windows on the upper two floors. A brick extension at the rear of 30 Commercial Street conceals the lower floors of the two bays to the right, with a window in each bay on the fourth and fifth floors. The bay to the right steps up to the sixth and seventh floors, with the sills of the sixth storey windows aligned with the eaves.

The west elevation now shows the lower four floors formed by a five-bay interior wall of the demolished early 19th century warehouse. It features a keystoned, stugged ashlar round-headed arch arcade at ground level, with five blinded windows on the first and second floors. The third floor is rendered, while the fourth floor of the original building is set back and also rendered.

On the north gable, there are steps leading to a door at the first floor, with two windows across the four upper floors and a single window on the top floor. The south gable has its lower floors concealed by the Iron Warehouse, with a blank upper section that is harled to the left.

Inside, the basement walls of the main building on the east side have various blocked windows and are faced to the west with three keystoned, rusticated ashlar round-headed arches and one smaller arch. There are five similar arches to the west, which were formerly the outer east wall of the adjoining warehouse. The upper floors feature timber and cast-iron posts supporting timber beams and floors.
