44 Camphill Road, Broughty Ferry, Dundee

This is a picturesque villa dating to the later 19th century, with a two-bay addition at the east side, along with a stable, coach house, and gate piers, designed by Alexander Johnston and constructed between 1878 and 1879. The house is single-storey and has an irregular plan across five bays. It is built of lightly picked snecked rubble with painted dressings, long and short quoins, and a slate roof. A base course is present, and the windows are predominantly 2- and 4-pane sash and case windows with corbelled, moulded architraves or margined long and short quoins. Timber finialled gables feature lightly decorated bargeboards. The chimneys have original cans, and the rainwater goods are cast iron with a fleur-de-lis design on the hoppers.

The west elevation has three bays. A gabled entrance porch is centrally advanced with a bipartite, keystoned, segmentally-arched window. A moulded, corniced doorpiece with a fanlight and paired scroll consoles is on the right return. A set-back bay is to the left, and another set-back bay with an off-centre right window is on the right.

The south elevation is symmetrical with five bays. A central advanced gable has a canted window, while tripartite, keystoned, segmentally-arched windows are under shallow elliptically-arched eaves in the recessed bays flanking the centre. An advanced gable with a canted window is on the far left, and a projecting rectangular-plan tripartite window is on the far right.

The east elevation has a gable with a canted window at the off-centre right. There are two windows to the left, and one window to the right, with a later entrance porch at the far right.

The north elevation shows three original gabled bays to the right. A projecting kitchen bay is to the left with a piended roof, a bay at the centre has two windows, and a bay to the right has a chimney breast. Two later bays are to the left, with an entrance porch to the kitchen addition.

The interior retains many original features. The entrance porch has an encaustic tile floor, a richly moulded cornice, and border-glazed windows with patterned stained glass. The hall has a hooded stone chimneypiece with nailhead and diaper pattern ornament, matching the cornice in the entrance porch, and moulded brackets. A timber, Adam-style chimneypiece with a brass grate surround is in the drawing room. The dining room has a heavily moulded cornice and ceiling rose. The billiard room features a painted hooded chimneypiece with elongated consoles, a lion mask, and nailhead decoration, as well as a ventilator ceiling rose. The kitchen has 7 spring service bells.

A cast iron lamp standard with a spherical glass globe is located at the southwest corner of the property. A rubble wall with rounded coping runs along the north side, punctuated by three ashlar gate piers with pyramidal caps. The stable and coach house, located to the east, are built of rubble with ashlar skews and ball finials. They include a circular hayloft opening, rooflights, a louvred ridge ventilator, and a rectangular hayloft door.
