Description
12 India Street in Edinburgh is a three-storey and basement tenement building designed by William and Lewis A Wallace between 1819 and 1823. It is constructed from polished sandstone ashlar, featuring polished V-jointed rustication on the principal floor and rock-faced rustication at the basement. The building has a former cill course at the first floor, with windows that have been extended down, a cill course at the second floor, and a band course at both the principal and first floors. The second floor is topped with a cornice and blocking course. The entrance features ashlar steps and platts that oversail the basement.
On the east (principal) elevation, there is a round-arched doorpiece in the left bay, which includes a flush-panelled door with a plate glass fanlight above. The right bays contain windows, with regular fenestration on the upper floors and a decorative cast-iron balcony spanning the first-floor bays. The basement area is flagged and has coped rubble retaining walls, along with vertically boarded timber doors leading to the cellars.
The windows are timber sash and case with plate glass, and the cills have been lowered at the first floor. The roof is covered with grey slate in an M-shape, and there are cast-iron rainwater goods. A rubble gablehead stack features broached ashlar dressings and is capped with circular cans.
The interior was not seen in 1997. The property also features ashlar copes topped with cast-iron railings that have spear-headed balusters and urn finials. Additionally, there is a cast-iron railing-mounted lamp with a glass globe.
