23 Pilrig Street, Edinburgh

25 Pilrig Street is a pair of mirrored, 2-storey and attic, 3-bay townhouses built in the earlier to mid 19th century. They are part of a terrace of nine houses and feature a basement. The exterior is made of cream sandstone with tooled ashlar and polished dressings, while the rear is constructed of coursed rubble. A band course runs above the basement, and the ground floor windows are architraved and corniced. The eaves cornice is dentilled, and there is a blocking course at the top.

On the southwest (front) elevation, the façades are mirrored around the center, with doorways located in the central bays. Each doorway has pilastered doorpieces with Ionic capitals, a cornice, and a blocking course that supports a tablet. The deep-set panelled doors are unique at No 25, and both houses feature original fanlights with radial astragals. Above the doors, there are single windows on the first floor, with additional single windows in the remaining bays. A canted tripartite dormer is located on the right side.

The northeast (rear) elevation has four bays with regular fenestration and a central wallhead stack. The windows are timber sash and case, with 12 panes at No 23 and at the rear, while No 35 has plate glass glazing. The roof is covered in black slate with lead flashings, and there is one wallhead stack, along with mutual party wall stacks on the left and right.

The interior was not seen in 1993. There is a low boundary wall at the front with some original railings.
