21, 22, 23 Princes Street, Edinburgh

21, 22, and 23 Princes Street in Edinburgh are early 19th-century buildings with later additions from the 19th century. They are four stories tall with an attic and have five bays. The exterior features painted lined render with ashlar dressings. The ground floor has two modern shopfronts that extend outward. The windows are arranged regularly, with the right bay showcasing later elaborate canted windows on all floors, featuring bipartite windows at the center. The first floor has three left bays that are united by a shallow pilastered bay. There are four dormers, with the one on the right being canted.

The windows are timber sash and case, consisting of four panes and plate glass, with casements in the shallow bay. The roof is covered with grey slates and has a stone stack.

The interior of the buildings is connected to the Royal British Hotel, which extends into the upper floors.
