88 George Street, Edinburgh

88 George Street in Edinburgh is a building dating from around 1775, which was refaced and had a shop added by the architectural firm Peddie & Kinnear in 1876. It is a three-storey and attic structure with three bays, featuring an office space and a shop at the ground level. The exterior is made of painted droved sandstone ashlar with polished dressings. The shopfront includes a consoled cornice and a pierced parapet, with a door to the upper floors on the left and a modernised shop area on the right.

The upper floor windows are architraved and grouped together, with the centre window on the first floor featuring pilasters and a consoled pediment. All the upper windows are connected by a fluted frieze and cornice. The building has a modillioned cornice and a lead-covered blocking course, along with a bowed piend-roofed dormer on the right side.

The windows are timber sash and case with four panes. The building has ashlar coped skews, stone stacks that are rendered to the east, and is covered with grey slates. The interior of the ground floor has been thoroughly modernised.
