65, 67, 69 Broughton Street, Edinburgh

71 Broughton Street is a late 18th century traditional terraced tenement building that stands four and five stories high with a basement. It features seven bays, grouped in a pattern of five and two, and is situated on sloping ground, which causes the building to step down in height at the center. The exterior is constructed of rubble with ashlar margins and has been stone-cleaned. Notable architectural details include projecting cills, an eaves band, and a wallhead gable at the center.

The principal elevation has nine irregular bays at the ground level, with a shopfront located to the right that includes a corniced fascia. The entrance, which features a fanlight, is found in the penultimate bay to the right, while plate glass windows are present in the two bays to the left of the entrance and to the right. There are corniced entrances at the center and in the third bay from the left, with windows in the remaining bays. Above, the fenestration is regular, although the center bay has blinded windows for symmetry.

The windows are timber sash and case with 12-pane glazing. The roof is covered with grey slates, and there is a wallhead stack with lop-sided shoulders topped with terracotta cans. Cast-iron railings complete the exterior. The interior was not seen in 1998.
