31, 31A Trinity Crescent, Edinburgh

31 and 31A Trinity Crescent in Edinburgh is a two-storey and basement house attributed to Thomas Brown, built around 1824. The building features a two-bay design with a sandstone ashlar exterior, while the west elevation is harled and the basement is droved. There are dividing bands between the basement and ground floors, as well as between the ground and first floors, topped with an eaves cornice.

On the northeast elevation, the house has a regular arrangement of windows. The right bay includes a timber panelled door with a plate glass fanlight, set within a pilastered and corniced door piece. This door is accessed by an arched stair platt that leads down to the basement area, which is now filled in. Above the door, there is an inscription that reads 'Beach House'.

The windows are timber sash and case with plate glass, and the roof is covered with grey slates. The chimney stacks are coped and harled, with some featuring circular cans.

Additionally, the property has good railings and ornate gateposts that are identical to those at No 30, suggesting they were likely added in the later 19th century.
