Description

27, 28, and 29 Summerside Place in Edinburgh is a classical corner tenement built around 1825, featuring three stories and a basement. The building has five bays facing Ferry Road and five bays facing Summerside Place, with a bowed corner that faces southeast. At the ground level, late 19th-century shops extend outward, and the first and second floors have tripartite windows that face southeast. The exterior is constructed of stugged grey ashlar sandstone, with the ground floor rusticated along Ferry Road. The design includes base and string courses, and a blocking course that is raised at the center along Ferry Road. The upper windows have projecting cills, while the ground floor features round-arched openings that are obstructed by the projecting shops.

On the south elevation facing Ferry Road, each bay contains single windows set in polished recesses with rusticated surrounds. Above the original central entrance, there is an architraved window with a consoled cornice. The first floor has single windows in the remaining bays, and the second floor has regular fenestration.

The east elevation facing Summerside Place is five bays wide and includes a full-height bow on the left side. The first and second floors feature tripartite windows, although the side-lights are blinded. The ground floor is obstructed by shops, and there are stone stairs leading to the entrance located in a slightly recessed bay on the outer right, with an incomplete terrace beyond. The entrance has a stylised and painted pilastered doorpiece with a raised keystone and a projecting cornice, along with a replacement timber door and an original round-arched fanlight with timber detailing. The ground level has single windows in three bays to the left and single windows in the basement. The first and second floors are regularly fenestrated.

The north (rear) elevation is made of random rubble and features blank openings. Both elevations have 12-pane timber sash and case windows. The roof is piended with grey slate and has raised stone skews. There are coped ashlar wallhead stacks on the north side, with ridge stacks on the north and south sides of Nos 27-29 Summerside Place, and a coped wallhead stack on the west elevation facing Ferry Road.

The interior was not seen in 1996. The boundary wall along Summerside Place is a low coursed rubble wall topped with polished stone coping and cast-iron railings. Tall gate-posts with original iron urn finials flank the pathway, and there are replacement railings at the entrance.
