20 St John's Road in Corstorphine, Edinburgh, is an early 20th-century, two-storey, six-bay house designed in the Old English style. The building features a rendered exterior with timber framing, red sandstone surrounds around the openings on the ground floor, overhanging timber eaves, a dividing band course, and corniced dormers, oriels, and bay windows.

On the south elevation, the left bay has a three-light canted window on the ground floor and a single window on the first floor that breaks the eaves. There is a timber panelled door in the bay to the inner left, with a single light window above it on the first floor. The central section has a pair of advanced gabled bays with two-light windows on the ground floor and three-light canted oriel windows above on the first floor. The inner right bay has single windows on both floors, while the outer right bay features a three-light canted window on the ground floor and a single window on the first floor that also breaks the eaves.

The house showcases a variety of glazing patterns and methods of opening, including small pane timber sash and case windows, casements, and fixed windows. The roof is covered in grey slate with red ridge tiles, and it has moulded skews, coped ridge stacks, circular cans, and rainwater goods.

The boundary walls consist of a low coped wall with vehicular entrances located at the outer left and right. The interior was not seen in 1997.
