28 Castle Street, Edinburgh

28 Castle Street in Edinburgh is a former classical house built between 1792 and 1794. This three-storey building with a basement and attic features a three-bay façade made of droved cream sandstone, accented with polished dressings. The ground floor displays V-jointed rustication, and there is an eaves cornice above. The entrance has an arched doorpiece with a modern two-leaf panelled door and a radiating fanlight. The roof includes a pair of piend-roofed tripartite dormers.

The windows are 12-pane timber sash and case. The building has an ashlar-coped mutual skew to the south, which has a rebuilt brick stack, and a continuous roof to the north with a rendered stack, all covered with grey slates.

Inside, the hall features an enriched ceiling. A curving cantilevered stone stair is positioned at right angles to the main axis, with alternate decorative cast-iron banisters leading to the second floor. The stair continues to the attic, which lacks natural light, and there is a timber stair leading to the garret. The rear of the building is four-storey with a full-height bow to the south and coved rooms in the attic storey. The property was thoroughly modernised for office use in 1987.
