84-87 Princes Street, Edinburgh

84-87 Princes Street in Edinburgh is a five-storey and basement club building designed by Alan Reiach, Eric Hall & Partners between 1966 and 1969. It features shops on the ground floor beneath a first-floor walkway, with a seven-storey accommodation tower at the rear. The structure is made of in-situ reinforced concrete, with a façade of plate glass and Rubislaw granite at the front, and brick and concrete panels on the sides and rear.

The ground floor includes three single-unit shops and one double-unit shop, with a broad recessed doorway to the club on the left. A standard cantilevered walkway along Princes Street provides a viewing strip. The entrance to the club at No 86 is deeply recessed, and above it, at the first floor, there is a recessed bay flanked by plate glass. The second and third floors maintain a wall plane above the entrance and to the far right, with cantilevered blocks on the left (small) and centre (large). Each floor features full-height plate glass windows divided by granite mullions, with careful and symmetrical spacing; the second floor has a larger proportion of glass to stone, which reverses on the third floor, and the mullions project with glazed corners at the second floor. The fourth floor is set back to create a balcony, with a partly cantilevered open cornice for shelter.

The windows are framed in anodised aluminium, and the building has a flat roof.

Inside, a stair with half landings ascends through a dark space, illuminated from the front balcony, leading to the second-floor club. The front features interconnecting reception rooms with plain panelling. An internal stair rises off a central galleried hall that is three storeys high and top-lit. The Members Dining Room includes Baroque panelling from a former building designed by Lorimer, though it lacks an entablature and has artificial top lighting. Much of the original furniture from earlier buildings has been preserved. The top floor contains a swimming pool and terrace, with a car park located in the basement.
