Description

89 Princes Street in Edinburgh is a late 18th century building with later additions from the 19th century. It is a four-storey and attic structure featuring six bays, with shops extending out at the ground level. The exterior is made of painted droved sandstone ashlar with polished dressings. At ground level, there are three modern shops, but elements of the original ashlar framing and cornice can still be seen. The first-floor windows are architraved and corniced, while the second floor has a cornice as well. The eaves cornice and blocking course are topped with an elaborate scrolled cast-iron parapet.

The building consists of two distinct three-bay blocks. The eastern block features a timber canted window at the center of the first floor and a pair of bipartite box dormers. The western block has full-height canted windows and canted dormers in the outer bays, with single windows and a dormer at the center.

The rear elevation is largely original rubble with a Venetian window at the center. There is also a three-storey, four-bay stone block located at the lane behind No 88. The windows are timber sash and case with plate glass, although some have been replaced with uPVC. The building has ashlar coped skews, stone stacks, and grey slate roofing.

Inside No 88, there is a saloon at the rear featuring a ribbed and bossed ceiling.
