Description
This building is a substantial five-storey L-plan bonded warehouse located at the corner of Water Street in Edinburgh, designed by James Simpson in 1891 and extended by four bays around 1899. It features classical details and a brick stalk, with a two-storey, three-bay screen wall facing Maritime Lane.
The principal and southeast elevations are constructed from cream sandstone, while the rear and side are made of variegated red brick. The principal elevations showcase a droved ashlar ground floor, squared and snecked rubble above with droved dressings, and coursed rubble on the southeast side. Architectural details include a base course, a cornice above the ground and third floors, an eaves cornice with a blocking course, channelled ashlar angle pilasters (except at the fourth floor), ashlar mullions, and chamfered reveals on the ground floor openings.
The northwest elevation facing Water Street has seven bays, with the three central bays featuring single windows and a bipartite window flanked by single windows at the ground floor. The bays to the left and right of the centre are framed by pilasters and pediments, each with single windows. Large pend openings with cast-iron lintels, boarded timber doors, and cast-iron palstones are present, along with setted pends that have cast-iron cart tracks. The outer bays contain tripartite windows, with the ground floor of the right bay featuring a secondary doorway and single windows.
The northeast elevation along Maritime Lane consists of six bays, including a curved corner bay on the outer right framed by pilasters. Each bay and floor has single windows, and there is a screen wall with a channelled pilaster on the outer left and a doorway on the outer right, along with bipartite windows on the first floor.
The southwest elevation has five broad bays, with the outer right bay recessed. The ground floor is made of rubble, while the upper levels are brick-built, featuring single windows in each bay, although two bays on the right have been bricked up.
The southeast rear elevation is brick-built and includes a square-plan polychrome brick stalk in the re-entrant angle. The building has barred four-pane timber sash and case windows and a slate roof with metal flashings. The interior was not seen in 1993.
