Warehouse, 45 Maritime Street, Edinburgh

This building is a warehouse located at 45 Maritime Street in Edinburgh, designed by James Simpson in 1893. It is a four-storey structure with six bays and a raised basement. The ground floor is made of cream sandstone ashlar, while the upper levels are constructed from squared and snecked stugged rubble, with coursed rubble at the rear. The design features a base course that steps over the basement openings, a band course above the ground floor, and an eaves band with a cornice. The reveals are chamfered, except on the first floor.

On the west (front) elevation, the outer bays have rectangular pend openings with plain canopies, flanked by small windows on the outer jambs. The floors above feature bipartite windows, while the centre bays have single windows. There are traces of former band cill courses at the first, second, and third floors, along with scroll-flanked and corniced panels on the first and second floors of the outer bays.

The east (rear) elevation consists of five bays with single windows and includes a two-storey raised hoist tower with a rubble front in the second bay. The windows are barred plate glass timber, and the building has a slate roof. The interior was not seen in 1993.
