Description

Ivybank is a classical style house located on Westland Road in Rothesay, Bute, dating from around 1800, with early 20th-century additions at the rear. This symmetrical, two-storey building with a basement features three bays and slightly bowed sash and case Y-tracery windows, along with later lean-to additions at the back. The exterior is constructed of lightly ribbon-pointed squared rubble sandstone with polished sandstone dressings and painted margins. Notable architectural details include a raised painted band course at the principal floor, a raised lintel course beneath the corniced eaves, prominent quoins, and tooled rubble surrounds to openings, which are droved at the ground and basement levels. The cills are bowed and flush at the basement, while the sides and rear are finished in random rubble, with some harled render additions.

The entrance elevation features a stair that oversails the basement at the centre, supported by cast-iron uprights and stone treads. A timber panelled door is recessed at ground level, topped by a decorative fanlight and a corbelled cornice. Above, there is a single window aligned at the first floor. The basement has single square-headed windows in the outer left and right bays, with regular fenestration at the ground and first floors above, including the bowed windows.

On the rear elevation, there are single and two-storey, two-bay lean-to additions centered at the back, with two three-light canted dormers above. Single windows are present at both floors in recessed bays to the outer left and right.

The front elevation features Y-tracery upper, four-pane lower bowed timber sash and case windows, which are flush at the first floor in the central bay and basement. The rear has eight-pane timber sash and case glazing. The roof is covered with grey slate, and there are replacement rainwater goods, along with a corniced square-plan wallhead stack to the north and a single octagonal can.

Inside, the interior has been altered in the mid to late 20th century, with the house made into a single residence in the late 20th century. Some original features remain, including cornice work, dado rails, timber skirting boards, and timber panelled reveals to the bowed windows.

The property is enclosed by boundary walls, featuring a coped random rubble wall along Westland Road, with harled square-plan gatepiers flanking the entrance, topped with pyramidal caps. There is also a rendered wall along Ferfadd Road, with paired stop-chamfered gatepiers flanking the entrance, corniced caps, and cast-iron gates.
